Property sales

If you are selling your property we can make your life easier by liaising with legal representatives, third parties and provide help with the completion of the sale. This is especially important if you are unable to physically be in France for the sales process and completion.

We have many years of experience dealing with the administration of property sales for owners not resident in France. These days, and particularly with the pandemic situation, the process of property sales and purchases can be done almost completely online.

We are pleased to offer this NEW property sales service that will help you sell your property for a fixed fee. We arrange everything for you apart from the viewings and purchase agreement. Once you have your buyer we will then take care of the administration and legal matters. The service includes:

• A visit to your property to take professional photos and videos for advertising.
• Marketing the property on FOUR platforms: Rightmove, Kyero and Greenacres to target English-speaking market, and ‘le bon coin’ to target French market. The price includes 1 month advertising only. If the property is not sold within the month, the cost will be 40€ per month until the property is sold.

Then, when a buyer is found:

• Collection of all documents needed for the property sale.
• Check that all documents are correct and complete, and that nothing is missing.
• Organisation of diagnostics (lead, asbestos, electrics, energy rating etc.) and drainage report (septic tank or mains drainage check).
• Transfer of all documents to the notaire.
• Translation of all correspondence : e-mail to and from the Estate Agent – Notaire – Vendor – Mairie and any other bodies involved in the process.
• Presence and verbal translation at the signings of the Compromis de Vente (initial contract) and Acte de Vente (final deeds) or signing for you under proxy. 

The above DOES NOT include :

• Visits to your property
• Contact with possible buyers
• Negotiation with possible buyers

This service is not considered as an estate agency and is fixed fee (excluding ongoing advertising costs).

Price : 999€ TTC

Package 1 includes:

•  The collection of all documents needed for the property sale.
• We check that all documents required are complete and correct, and identify anything that is missing.
• The organisation of diagnostics* (lead, asbestos, electrics, energy rating etc.) and drainage report (septic tank or mains drainage check).

We arrange for the transfer of all documents to the relevant parties, such as the estate agency and notaire.

Price : 189€ TTC

 *Should you wish for us to be present at the diagnostic appointment, we can provide you with a quote for this.

In addition the services offered in Package 1, this service offers the following:

We carry out a pre-reading of the Compromis de Vente (initial contract) and Acte de Vente (final deeds) and will provide you with our notes and opinion on the contracts, and any advice about amendments we think should be made.

Price : 309€ TTC

Package 3 offers everything you need for a property sale. In addition to Package 2, the following services are also included:

• The translation of all correspondence: e-mails to and from the estate agent, notaire, vendor, the town hall and any other parties involved in the sales process.
•  We will be present and provide a verbal translation at the signings of the Compromis de Vente (initial contract) and Acte de Vente (final deeds).

 Price : 499€ TTC
